Property development projects, being the major contributor to the Group’s earnings, are the main business activities of the Group. The Group’s management experience in property development dates back to 1965 when the Group Chairman, Tan Sri Dato’ (Dr.) Tan Lai Kim, began his first venture into property development with the launch of single-storey and double-storey linked houses at Continental Park, Jalan Kuchai Lama, Kuala Lumpur, under then Continental Construction Co. Ltd. (subsequently renamed as Continental Construction Co. Sdn. Bhd.).
In 1972, Tan Lai Kim Realty Sdn. Bhd. was incorporated to undertake the development of 24 acres of prestigious residential land at Taman Bukit Mas, off Taman Duta, Kuala Lumpur, into 48 plots of prestigious bungalow lots (Sales Value of RM3.5m).
By 1983, the Group had successfully completed two other property development projects, namely Damansara Kim in SS20, Petaling Jaya, and Taman Dahlia in Cheras, Kuala Lumpur. Both comprised a mixed development of 3-storey shophouses, 2-storey shophouses, and 2-storey terrace houses (Sales Value of RM16.5m).
Immediately after the mid-80s recession experienced by the nation, the Group was restructured to streamline its business activities into various functional divisions to achieve more effective and efficient operations. Through this restructuring exercise, Capital Land Sdn. Bhd. (CLSB) was reorganized to undertake all development projects of the Group. Since 1991, CLSB has either developed or managed the development of the following sites:
(1) From 1991 to 1994, successfully completed the sale and development of 354 units of 2-storey link houses (Sales Value of RM50.9m) and 21 units of 3-storey shophouses at Taman Bukit Mayang Emas, Section SS25, Petaling Jaya (Sales Value of RM20.0m).
(2) Between 1993 and 1996, completed the sale and development of Mutiara Oriental Condominium comprising 400 units of apartments together with club and recreational facilities at Taman Bukit Mayang Emas, Section SS25, Petaling Jaya (Sales Value of RM107.6m).
(3) Commenced in 1994 and completed in 1995, the development of 32 units of 3-storey terrace industrial cum office buildings at Jalan Sungai Besi for Messrs Capitol Realty Sdn. Bhd. (Sales Value of RM15.2m).
4) Launched in 1996, a homestead development project on part of 393 acres of land in Triang, Pahang (Sales Value of RM42.0m).
Here, a comprehensive integrated resort development project is currently in the planning and authority approval stage, and will encompass gated communities of bungalow lots and villas, semi-detached homes, a 32-acre recreational resort and spa, and retail and F&B outlets.
(5) From 1999 to 2000, successfully completed the sale and development of Phase I and II comprising 290 units of double-storey terrace houses at Cheras Hartamas, Cheras, Kuala Lumpur (Sales Value of RM44.6m).
(6) Commenced in 1999 and completed at the end of 2001, the development of 200 units of “Kempas” low-medium cost houses at Cheras Hartamas, Cheras, Kuala Lumpur (Sales Value of RM14.4m).
(7) 32 lots of “Bayu Mas” bungalow lots were offered for sale in May 2001 and were fully sold out (Sales Value of RM17.6m).
(8) Launched “Cengal” medium-cost apartments in August 2001. These 200 units of apartments were completed in 2004 (Sales Value of RM20.0m).
